About DHA Phase 9 Lahore

Where Is DHA Phase 9 Prism Located

DHA Phase 9 Prism is located next to Phase 5 and Phase 6, with excellent access to the Lahore Ring Road. It also shares proximity to Askari 11 and State Life Phase 2.

This phase offers the largest land area yet, spanning around 40,000 to 44,000 kanals, and is divided into sixteen sectors/blocks, A through R, skipping I and O.

Phase 9 Prism provides a good investment opportunity due to its excellent access to the Ring Road and proximity to Iqbal International Airport, which is about 10 to 20 minutes from any of the blocks.

Connectivity

Ring Road Access: Improved connectivity to the Lahore Ring Road from surrounding roads brings a positive impact on the travel time of the phase.

Airport Distance: For buyers investing from abroad, this phase is only a 10 to 20 minutes’ drive from the Allama Iqbal International Airport.

Bedian Road Corridor: The retail outlets, small hospitals, and schools along this corridor are filling up quickly, making this corridor an attractive side for investments.

Multiple Entry Points: The international Airport, one of the new city's major hubs, will be accessible via many roads instead of just a couple. This is to spread the population burden as the community grows.

Neighboring Phases: Easily accessible roads connect the master plan to Phase 5 and Phase 6, as well as DHA Phase 9 Town (an earlier and separate development, and more about the confusion, below).

Sectors in DHA Phase 9 Prism

Unlike a lot of the other DHA phases, Phase 9 Prism consists of 16 sectors (blocks), each at a different step in the process of development. Investing in a plot of a particular size in two different sectors can yield two completely different results.

  1. More developed sectors: A, B, C, D, H, and K. In these sectors, possession has been either granted or is close for certain plots.
  2. Actively developing sectors: E, F, G, J, and L. Roads and utilities are being worked on, and sector-by-sector possession is being confirmed.
  3. Early-stage sectors: M, N, P, Q, and R; long waits.

One last clarification: DHA Phase 9 Prism is an entirely different project than DHA Phase 9 Town. Phase 9 Town is an earlier, fully developed sub-phase (Shuhada Town) sitting between Phase 6 and Phase 9 Prism: different maps, different numbering of plots, different prices. Any time a dealer gives you a "Phase 9" map, make sure you ask which phase it is before you continue.

Plot Sizes in DHA Phase 9 Prism

In accordance with DHA's measurement criteria, Phase 9 Prism offers a range of standard plot sizes:

  • 5 Marla: 1,125 sq ft (125 sq yards)
  • 10 Marla: 2,250 sq ft (250 sq yards)
  • 1 Kanal: 9,000 sq ft (1,000 sq yards); dimensions vary by sector and should be confirmed with official records
  • 2 Kanal: primarily in Block D, including golf-course-facing plots.
  • 4 Marla and 8 Marla commercial plots: available in designated commercial zones

It is worth mentioning that DHA's 1 Kanal (9,000 sq ft) is noticeably bigger than the traditional Punjab Kanal (approximately 5,400 sq ft), so plot dimensions should be confirmed with DHA.

About Development Charges

  • Separate from the price of a plot
  • Covers roads, sewerage, gas line, street lighting and other related infrastructural costs.
  • Vary according to DHA schedule and size of a plot.
  • Current DHA charges are to be confirmed with them, not from past quotes.
  • For given lot sizes, developmental charges tend to increase.
  • Most first-time buyers are unaware of this charge and are often taken by surprise when they have to pay for possession.

Prices of Stalls in Phase 9 Prism

Two plots of equal size, located in the same sector, can have a significant difference in selling price. The main factors are:

  • Value differs with possession status. A plot with possession is worth much more than a plot without.
  • Location and orientation matter. Corner plots are generally preferred; plots with a park, golf course, or main boulevard frontage are worth more.
  • The price of a plot also depends on how far it is from the main entry point of the sector.
  • Sector maturity matters as well. Older developed sectors (A, B, C) usually have better amenities compared to newer sectors (D, E, F) still under construction.

Houses in DHA Phase 9 Prism

  • Compared to the other phases of DHA, housing units are very few. Most residents have only just moved to the constructed streets from plot files.
  1. Construction continues in Sectors K, H, and R as residents continue building and moving into their homes.
  2. Sector K has some level of maturity, but many have noted that whether or not a plot is suitable is site-specific.
  3. Block D has higher pricing due to proximity to golf courses and larger plot sizes.

Nearby Landmarks

  • Allama Iqbal International Airport: 10 to 20 minutes via the Lahore Ring Road
  • DHA Phase 5 and Phase 6: directly adjacent and have internal roads that connect the phases
  • DHA Phase 9 Town: a separate, older, fully developed sub-phase (not connected with Prism)
  • Askari 11: a neighboring gated community which is compared with Prism in pricing and security
  • State Life Phase 2: an adjoining society that is also in the same corridor
  • Saddle & Polo Club: a major sports and recreation club located in Block D of Prism

Education

  • There are dedicated areas in the DHA master plan for schools and community colleges in Sectors across the plan.
  • Most of these schools and community colleges are either still in the planning phase or still under construction.
  • Residents use schools that are in Phase 5 and Phase 6 because they are the nearest and are located along a short drive.
  • Both Phase 5 and Phase 6 have a strong presence of schools.
  • Schools will most likely open once the other Sectors in Prism are completed.

Healthcare

  • Healthcare is still a developing infrastructure and is lagging behind residential infrastructure.

What

  • Clinics and pharmacies have opened in developed, commercial areas to serve everyday needs.
  • People living in the area travel to hospitals located in Phase 5, Phase 6, or central Lahore for care beyond what is routine.
  • Time taken for travel varies based on when it is done, traffic, and the location.
  • Healthcare facilities will be built as the sectors reach possession.

Where

Phase 9 Prism’s commercial layout is organized based on zones instead of happening block by block:

  • Oval Complex is one of the phase's most high-end office addresses and targets premium boutique retail. It is considered one of the more premium commercial addresses in that phase.
  • Civic Zones 1, 2, and 3 offer multiple commercial plots spanning across different zones.
  • Block D’s commercial node is central to amenities and therefore is good for retail and rental income.

As with residential plots, the commercial pricing is heavily dependent on which zone the plot is located in and how close it is to a main boulevard or entry gate.

Amenities and Facilities

  • All power lines are underground in developed sectors.
  • Power infrastructure has been taken care of with grid stations for the rapidly growing demand in the phase.
  • Security: All developed sectors have heavily controlled and monitored entry points and are secured with patrols.
  • Sports and Recreation: An amusement park alongside Saddle and Polo Club, Golf course, gymnasium, squash courts, and planned sports facilities are all part of the recreational amenities.
  • Mosques: Each block has a dedicated community mosque.

Wide Boulevards: Main boulevards are already operational at a width of 150 ft. Internal roads will be accessible at widths of 120 ft and 80 ft.

Master Plan

Phase IX Prism's master plan has been developed based on modern principles of town planning, like the incorporation of a Centralized Commercial Zone and designated Recreational Anchor(s), accompanied by a network of roads designed to facilitate the free movement of traffic. As compared to earlier phases of DHA, the width of the roads in this phase is indicative of its proposed link to the Lahore Ring Road and the proposed Airport.

Development Status

  • Compared to the sixteen sectors, development is uneven across all sectors. The price level comparison is the most important consideration in this regard.
  • The development status is ‘Furthest along’ in sectors A, B, C, D, H, and K, with possession granted for a significant share of plots.
  • In sectors E, F, G, J, and L, active construction is ongoing. Utilities and roads are being constructed, and the status of possession of plots varies.
  • In sectors M, N, P, Q, and R, development is even earlier, and of these sectors, Q and R are developing at a faster pace than expected.
  • DHA has signaled its plan to close the gap between file-stage plots and livable streets by scheduling possession openings for specified plots in Sectors A, J, L, and M Investment Potential
  • Phase 9 Prism’s scale (40,000-plus kanals) ensures that once a significant portion of the phase is filled up, it creates its own commercial ecosystem to fulfill long-term demand.
  • The entry points in the Phase span a variety of investment sizes, from approximately 38 lacs for an early-stage 5 Marla plot to several crores of rupees for a premium plot adjacent to the golf course.
  • Of the sectors, those that are further along in development (K, H, D) have more predictable construction patterns. In contrast, the remaining sectors have early-stage construction and a higher degree of uncertainty, but lower costs.
  • While DHA’s brand and infrastructure help support the long-term demand of Phase 9 Prism, appreciation and possession in Phase 9 Prism are not guaranteed.
  • For potential buyers and investors considering the length of time they may need to hold their purchase for selling or Building, the possession rollout indicates the phase is now advancing.

Who Phase 9 Prism Suits

  • Prospective buyers who want to build soon should examine sectors in which possession of the specific plots has been confirmed. A direct verification of possession by DHA should be done prior to purchasing.
  • Long-horizon investors who don’t mind waiting several years usually find more opportunities to buy at lower prices in the early stages, but should also account for the longer purchase cycles.
  • Commercial investors who want rental yield or resale value should focus on the Oval Complex and the civic areas, though of course they must do location due diligence.
  • Overseas Pakistanis purchasing to invest mostly buy 10 Marlas in DHA, Lahore, due to the balance of cost to resell.

Long-horizon investors

  • Strong connectivity to Lahore Ring Road
  • Proximity to Airport
  • One of DHA's largest master-planned phases
  • Underground electrification across developed sectors
  • Major recreational amenities (golf course, polo club)
  • Wide spread of price points across sixteen sectors

Cons

  • Evolution of sectors is erratic, and some lag significantly behind others. Research at the block level is important.
  • Variable possession means potential delays, especially for buyers in early-stage sectors
  • Healthcare and education infrastructure still developing
  • Most first-time buyers end up buying the most confusing phases (DHA Phase 9 Town)

Compare at least three recent sales of similar plots in the same sector to come to a pricing agreement.

Budget for development charges separately from the plot price, and verify the amount directly with DHA.

Use a DHA-authorized dealer for the transaction and ensure the file is verified against DHA's records prior to any money changing hands.

Property Verification

  • Take the plot file number to DHA Lahore Main Office or Phase 9 Prism office on Bedian Road
  • Confirm: Current ownership, full payment of development charges, any disputes or holds on file.
  • Match the seller's CNIC with the DHA ownership record.
  • For constructed houses, verify the actual build with the approved plan.
  • Skipping verification is one of the most common ways buyers run into trouble in fast-moving phases.

Transfer Information

  • Transfer office: DHA Lahore transfer office, where the buyer, seller (or their authorized attorneys), along with their respective CNICs, are required.
  • Costs to budget: Transfer fees, CVT, stamp duty, and FBR withholding tax (which varies based on filer status).
  • Clearance requirement: All development charges and any No Demand Certificate dues need to be cleared before DHA will process the transfer.
  • Documentation: Get the transfer letter and possession letter (where applicable) along with the updated ownership documents and get all of the above reviewed by your legal adviser before you sign any of the documents.

DHA Phase 9 Prism Lahore Frequently Asked Questions

Is DHA Phase 9 Prism the same as DHA Phase 9 Town?

These two are never the same. They are two different projects which have their own maps, plots and prices. Phase 9 Town is smaller, developed, and completed. Phase 9 Prism is a large and active construction phase. Always verify which project the map or listing is referring to.

What sectors have possession been offered in?

Possession has been granted for certain plots in different sectors and has been a progressive process. As possession for plots can vary, always confirm your plot number with DHA before purchasing. DHA offered possession for certain plots in Sectors A, J, L, and M.

What is the least expensive way to purchase Phase 9 Prism?

A 5 Marla plot in a sector still under early development, like N or P, is currently the least expensive option to purchase in Phase 9 Prism. Still, ownership and infrastructure will take time to develop.

Are there any active DHA installment plans?

Currently, most Phase 9 Prism purchases happen through the resale market, rather than through DHA installment booking, so the majority of the purchases require a significant cash payment to DHA. To confirm whether new booking windows are available, contact DHA directly.

How far is it from the Airport?

It should take roughly 10 to 20 minutes to get to the Airport via the Lahore Ring Road, depending on the traffic and the sector.

Can overseas Pakistanis purchase here?

Yes, either in person or through a power of attorney, following the same process DHA follows for Verifications and Transfers.

How big is one kanaal of land in DHA?

One kanaal in DHA gives you 9,000 sq ft. Each plot’s dimensions may be different by DHA Sector. The traditional Punjab Kanal is roughly 5,400 sq ft. So don’t compare the two.
