Introduction

Most people call it DHA Rahbar. Officially, it is DHA Phase 11 Lahore, built by DHA Lahore. This phase actually includes lots of facilities like residential, commercial, community plots, etc. Expect to encounter ease of access due to its proximity to Defence Road, Raiwind Road, Ferozepur Road, and the Lahore Ring Road.

Phase 11 has features that set it apart from the other phases. First of all, Phase 11 has a sector layout, whereas the other phases are built in a contiguous style. Sectors I and II are complete (sold and settled), while the rest are still developing. DHA's official map shows the sector layout for Sectors I, II, III, IV, and V. However, Sector V is also a little bit different due to the ongoing merger with Phase XI.

DHA Phase 11 Lahore Location

Phase 11 is located in Southern Lahore. This gateway connects Phase 11 to other major roads of the city.

Major Connectivity

  • Defence Road: the main access to the DHA and its surrounding schemes.
  • Raiwind Road: leads in the direction of Raiwind and the southern side of the city.
  • Ferozepur Road: links to Central and Western Lahore.
  • Lahore Ring Road: adds length and provides access to the extent of Lahore.

Phase XI of DHA shows New Defence Road, Khayaban-e-Amin Road, TIP Society, Hudiara Drain, and the roads toward Kahna in the surrounding Sectors on the maps.

Due to the size of Phase 11, the time required to travel depends on the Sector and Block you are starting from, and there can be no definite answer.

DHA Phase 11 Sectors and Blocks

No single map covers the whole thing. Sectors I to III share one; Sector IV has its own; Sector V stands alone.

Sector I

No single map captures the entire project. Sectors I to III share a map; Sector IV is different; Sector V is also different.

Sector I

This is an area that is increasingly settled in Phase 11, and as per DHA's map, the blocks in this area are:

  • 1B
  • 1C
  • 1D
  • 1E

This is a commercial and housing area and provides the full infrastructure of a community with commercial, residential, recreational and worship facilities.

Block 1A was awarded possession on 2 October 2024.

Sector II

Sector II DHA Map shows:

  • 2J
  • Sector II Extension

This sector should be a good build-up of what is in Sector I with housing and other community facilities.

Block 2F was given possession on 11 April 2022. Previously, the records of DHA show Sectors II and III - Haloki Garden - with possession on 11 January 2022.

I want to say this again. When checking block names in ads, refer to the DHA map to confirm. Everything that is in the ads may not be DHA's officially recognized block.

Sector III

Part of the Phase XI Rahbar development. Comes with residential plots, schools, parks, roads, and the usual community facilities. It's on the same map as Sectors I and II.

Sector IV

Sector IV consists of:

  • 4Q
  • 4R
  • 4S
  • CCA3 and other planned commercial zones

Possession of 4Q, 4R, and 4S is confirmed with dates between December 2023 and October 2024.

This plan has residential zones, parks, green belts, schools, a college, a hospital, mosques, community center facilities, and different widths of roads.

This looked really good, but I had to shorten a lot of sentences.

Sector V

This area is still provisional until the merger with Phase XI is complete. Please confirm the details with DHA before proceeding. Listings may still be using the old block names from KEMC/Sector V. Until the sale is confirmed using DHA records, please verify the block names.

DHA Phase 11 consists of market-ready housing developments in most of its sectors.

A good portion of the development plans includes opportunities for commercial space.

DHA's mixed-use listings include:

Follow DHA’s official transfer process to complete the transaction.

For Phase 11 Rahbar, DHA requires property tax clearance and the relevant TTIP paid receipts for the transfer.

How it works: DHA Phase 11 is being developed and is managed with lots of connectivity and possession. However, it is not a mono-unicorn market. Sector I, Sector II, Sector IV and the Sector V/KEMC region have their own prices, their own development status, and their own cases for investment.
